Where Renting Feels Like Living

Hamlet at Wildlight arrived in the spring of 2024 alongside Exchange at Wildlight, and together they brought something the community had been missing: a path into Wildlight that didn't require a down payment.

Developed by Middleburg Communities and designed by the architecture firm GreenbergFarrow, Hamlet is a build-to-rent neighborhood — 250 homes organized around the same principles that shaped every other neighborhood in Wildlight. Front porches. Walkable pathways. A design that puts nature nearby and neighbors within reach. The architecture is Florida Lowcountry in character, consistent with Wildlight's Pattern Book, and the homes are genuinely residential in feel — not a conventional apartment complex dressed up in cottage trim.

The product mix reflects that intention. GreenbergFarrow designed five distinct cottage typologies and four- and five-plex townhome configurations across roughly 386,000 square feet. The result is a neighborhood that reads as a neighborhood — varied rooflines, private entries, attached garages in select homes — rather than a single building with a leasing office out front.

Hamlet sits along Whitby Drive at 305 Whitby Drive, positioned within the broader Wildlight community with the same access to trailways, parks, amenity courts, and the YMCA that every resident here shares. The East Nassau Stewardship District (ENCPA) amenities — pickleball, sand volleyball, basketball, Coin Toss Park, Whistling Duck Pond — are part of the same world Hamlet residents live in. So are the restaurants, the Publix, the UF Health emergency room, and whatever opens next.

For people who want to live in Wildlight before they're ready to buy, or who simply prefer the flexibility of renting without sacrificing the feeling of a real home, Hamlet is the answer the community built.

Middleburg Communities

Hamlet at Wildlight was developed by Middleburg Communities, a Charlotte-based real estate investment and development company focused on build-to-rent residential communities across the Southeast. Day-to-day operations at Hamlet are handled by Middleburg Management LLC.

When Wildlight announced the project in May 2024, Vice President Wes Hinton described it as part of the community’s commitment to providing diverse housing options — modern, low-maintenance living spaces with top-tier amenities that address different life stages and household needs. Hamlet was not an afterthought in Wildlight’s development arc. It was a deliberate expansion of who could live here.When Raydient Places + Properties selected Dostie Homes as Wildlight’s third residential builder in July 2018, the decision was a deliberate one. Dostie was chosen specifically to introduce townhomes to the community — a product type that didn’t yet exist at Wildlight — and to bring a local, experienced voice to a neighborhood that was still establishing its identity. The result was Founder’s Park, built to the standards of Wildlight’s Pattern Book and designed to hold its own against the architectural character of everything surrounding it.

Hamlet Homes

Hamlet offers one-, two-, and three-bedroom homes across two formats: single-story and multi-story cottages, and four- and five-plex townhomes. All homes feature private entries — no shared hallways, no lobby — and most include either an attached patio or front porch.

The Tybee leads with a second-floor laundry room and a clean open floor plan, with a covered lanai and ceiling fan that makes the outdoor space genuinely livable year-round — not just a pass-through to the backyard.

The Dorchester anchors its design around a Great Room with vaulted ceilings and a main-floor owner's suite with a large walk-in closet. An upstairs flex room adapts easily to a home office, media room, or guest space depending on what life requires.

The Piedmont positions the Great Room and kitchen at the center of the home, with the owner's suite tucked toward the back for privacy and direct access to the lanai. It's a floor plan designed for people who want to entertain without sacrificing a quiet retreat at the end of the day.

The Charleston builds its social life around a spacious kitchen island and an eat-in kitchen, with the owner's suite on the main floor and a loft upstairs that works equally well for children, guests, or a dedicated workspace.



The Berkley treats the ground floor as one continuous living environment — kitchen, dining, and living areas connect without division — while a main-floor flex room and covered lanai give the plan breathing room in both directions.

As of early 2026, Founder's Park is effectively at the end of its run as a new construction neighborhood. Only one townhome remains available from Dostie Homes — a home featuring open living spaces, a front porch, and an optional bonus room. For buyers who have been watching Wildlight and want to be part of its most established chapter, this is a rare final opportunity. Once it's gone, Founder's Park transitions fully into a resale market, which is already beginning to develop as original homeowners settle in and the broader community matures around them.
